Strata living in NSW is a way of living in a multi-unit building like an apartment complex or a townhouse where you own your own unit, but you also share ownership and responsibility of common areas and facilities with the other residents. This means that instead of just having to worry about your own unit, you’ll also have to think about shared spaces like the lobby, gym, or pool, and how to maintain and manage them. To do this, all of the unit owners form a strata scheme, which is kind of like a mini-government for the building. They’ll have by-laws and rules that everyone has to follow, and they collect strata fees from all of the residents to cover expenses like maintenance, repairs, and insurance.  Strata living is like living in an apartment complex where you have a shared responsibility for common area and facilities.  Under the Strata Schemes Management Act 2015 (the Act), each lot owner has the right to vote on decisions affecting the strata scheme. Equally, owners have responsibilities, like sharing the costs for the upkeep of the common property.

Our role at Strata One is to take care of these day-to-day operations of the building and ensure everything runs smoothly. We handle items such as collecting strata levies, coordinating repairs and maintenance, keeping building compliances and insurance up to date and chairing the Annual General Meeting (once a year meeting held with all owners).  We also steer the strata committee on making day to day decisions in the best interest of their building.

Poor strata management can compromise your apartment’s growth.  It can lead to an unhappy living environment (illegal dumping of rubbish, illegal car parking to name a few) and therefore a lack of trust in your strata manager.  A lack of communication, combined with a limited understanding of the strata process and role of the Strata Manager, can lead to the view that nothing is being done.  This results in frustration and fear that your building isn’t being maintained.  You may be frustrated that the problem isn’t being addressed and that you can’t control the situation.  This can lead to fear that one of your largest assets isn’t being maintained.
